Your money is well spent on great service
In British Columbia, each Brokerage sets their own rate of commission. The rate is specified in the original listing contract if you are a seller, and the buyer agency agreement if you are a buyer, so as a client, you know at the outset what my commission will be.
To some people, REALTORS’ fees seem high. There are several factors to keep in mind regarding this. Besides paying for the actual hours I put in on your behalf, you are paying for my experience and expertise and my knowledge of and contacts in the local market. Unlike the case with other professionals, if there is not a completed sale, I get paid nothing – no matter how much time and effort I put into my work on a client’s behalf. A REALTOR’S expenses are high, resulting in many REALTORS leaving the field within their first couple years.
Commissions are usually paid by the sellers. If the sellers are paying low rate of commission, as would be the case when using a discount broker, or no commission if they are selling without a REALTOR, then the buyers may be paying some or all of the commission directly.
